Conveyancing Fees
We offer a fixed fee conveyancing service in relation to all your conveyancing matters.
Freehold
- Up to £500,000 – £875 + VAT* = £1,050.00
- £500,001 to £1,000,000 – £975.00 + VAT* = £1,170.00
- £1,000,001 to £1,200,000 – £1,100 + VAT* = £1,320.00
- £1,200,001 to £1,500,000 – £1,250 + VAT* = £1,500.00
- Over £1,500,000 – £1,600 + VAT* = £1,920.00
Leasehold
- Up to £500,000 – £900 + VAT* = £1,080.00
- £500,001 to £1,000,000 – £1000 + VAT* = £1,200.00
- Over £1,000,000 – £1,200 + VAT* = £1,440.00
Additional Fees
- Help to Buy – an additional £120 (£100 + VAT)
- Lifetime ISA or Help to Buy ISA – £120 (£100 + VAT)
- Unregistered Properties sale or purchase = £180 (£150 + VAT)
- Leasehold management fees, variable according to the management company, on sales and purchases.
Transfer of Equity
- Transfer of Equity with no mortgage, £525 + VAT* plus disbursements
- Transfer of Equity with a mortgage, but no change in lender – £650 + VAT* plus Disbursements
- Transfer of Equity with a mortgage, but a change in lender – refer to Freehold/Leasehold fees above
Sale of Leasehold or Managed Properties
If you are selling a leasehold property the landlord and/or Management Company will charge you a fee to produce a “Management Pack” the cost will vary significantly between Landlords and can cost between £120 – £500.
New Builds
When buying a New Build property the Developer’s solicitor will always charge an “engrossment” fee, this is to produce the final Land Registry documents.
Costs for this vary between £120 – £300
Disbursements
- A Disbursement is a payment made by a solicitor to a third party and then claimed back from the client.
- Official Copies of your title from Land Registry = £3 each
- Telegraphic Transfer Fee (CHAPS) – £36.67 + VAT* = £44
